The Fixed Rate Loan program focuses primarily on assets with stable cash flows, and typically exhibits conservative loan structures including amortization, reserves, moderate loan to value (LTV) ratios, strong Debt Yields (DY), and debt service coverage ratios (DSCR).


The floating rate program is better suited for transitional assets.

 
Property Type Eligibility

Stabilized Properties and Non Performing Properties : Office Buildings, Anchored Retail Shopping Centres, Warehouse, Distribution Centres, Multifamily Apartments, Hotels on a very select, low leveraged basis.

Loan Amount USD 5 million – 500 million per loan amount.
Locations Europe / United States / Canada / Bahamas / Mexico / South America.
Loan-to-Value Ratio 65% LTV ( Up to a CLTV of 80%)
Debt Service Cover Ratio

Minimum 1.10 x

Loan Rate Pricing Prime Based (Fixed Rate) 2% - 8%  (Variable dependent upon asset and leverage)
Amortization Maximum 30- Year Amortization Schedule
Loan Term

2, 5, 7 and 10-Year loan terms available

Origination Fee Negotiable
3rd Party Due Diligence Fee Variable
Legal Fees $25,000
Borrowing Entity Must be Bankruptcy-remote, Special Purpose Entity, Tenants-in-Common ownership Not allowed.
Recourse

Loan shall be Non-Recourse, with standard Non-Recourse Carve-Outs – Early Redemption Penalties will Apply.
